A Dramatic Shift in Real Property Development is Upon Us

California is on a mission to install millions of high-density stack-and-pack apartment dwellings and affordable housing units to conform to the vision outlined by former President Obama, as outlined in the Affordable Furthering Fair Housing (AFFH) initiative. Stack up to the heavens, and they will come.

Summary

To accomplish this, the California Legislature and Governor Newsom have dictated that the approval authority be shifted to a state-level bureaucracy and removed from local municipal governments. Local municipalities are left out in the cold, with only the authority to approve, subject to state mandates imposed by the minister. The state has effectively neutered local governments’ authorities relating to building.

Governor Gavin Newsom is on board and thriving in the high-density residential development business, serving both private and public entity owners. 

Using social engineering, there are numerous exemptions and an approval process for the approximately 160,000 bus stops across California.  If the property is within ½ mile of a bus stop, prepare to see 85-foot-high buildings on small residential lots.  Expect mini-and micro-sized lots for residential development.  Expect many more Accessory dwelling units, as well as mini-accessory dwelling units.  Parking requirements, setbacks, and noise from the cluster have also been disregarded.  I guess the public employee labor union bus drivers are expecting a bright future.

These new laws will significantly Impact the housing landscape in California, altering the character of our neighborhoods and the way we live.  Governor Newsom just signed a pack of new bills into Law that will forever change the tranquil neighborhoods that have been part of our culture for tens of decades.  Where China goes, California will follow.
